Selling your home is a big step. Several big steps, in fact. I like to walk my clients through the process in an educational manner, guiding them the whole way. If it's a hot sellers' market, it may be tempting to sell on your own without the help of a pro, in order to try and keep some money in your pocket. It may be tempting to sell with a flat fee service or discount listing service, to get onto the MLS. There are many nuances to selling, even if you're on MLS, that you will want to be aware of. Moral of the story is, don't cut corners when listing your home. As a matter of fact, I do all the things an agent that charges WAY more does, and then some. I'd love to sit with you and go over numbers and different scenarios that show how I bring value to earn the commissions that I charge, keeping your hard earned equity in your pocket, netting the most money at closing.
By the way, I always use a professional photographer and videographer (including drone footage on homes over 0.4 acres or water frontage/ access homes,) my favorite being RockRose Productions, to make your listing stand out among the competition and bring you the highest number of qualified buyers and their agents, who will come see your home. Fact: Many qualified buyers are already in contract with an agent and will ask you to pay a commission any ways, even if selling by owner. Why not be proactive, have your home listed, and already offering a commission, within our listing, that is attractive to the buyer agents working with the qualified buyers?
